Six stages on one programme
From the first site visit to the day the keys are handed over, Sakhtyar's work has six stages. Like the real programme of a building site, the stages overlap, and their order is on paper before the contract — not in the contractor's head.
Project timeline
Each bar shows where a stage sits in the overall programme. The exact length of each stage depends on the area and the type of work, and it is written into your contract.

Consultation and site visit
We go through the property, your brief and your budget together and see the site in person. In a renovation, this visit is what shows what lies behind the walls. Before we have seen the property, we give no firm figure.

Design and drawings
Architectural, structural and services drawings, and construction details for the facade. Every decision that would be expensive to change halfway through is made on paper at this stage.

Estimate and contract
An estimate broken down by stage, a programme and current material prices go into the text of the contract. This stage overlaps with design, because the estimate is calculated from the drawings.

Excavation and structure
Excavation, foundation, frame and slabs. The heaviest part of the work, and the part that Sakhtyar's ten-year guarantee stands behind.

Finishing, services and facade
Plumbing and electrics, floors and walls, facade and landscaping. This work runs in parallel, in the order set out in the programme, so that no team waits for another.

Handover
A joint inspection with you, a list of remaining items and their fixing, then the keys handed over together with the written structural guarantee.

A Sakhtyar contract puts in writing exactly what was promised in conversation. If something is not in the contract, there is no commitment — so we write everything into it.
